Located a stone's throw from Coniston village (less than a third of a mile), set on the road to the striking and historical Coppermines Valley lies this magnificent and spacious Georgian home. The owners, Jane & Simon have, with much effort managed to create a home of the highest quality standards whilst carefully managing to preserve the properties outstanding historical features.
Historically Gate House had early associations with the family who developed the 19th century Coppermines, and was the home in the early 20th century to the famous lakes artist Alfred Heaton Cooper - who, at that time, renamed it 'Sondheim'. Keen to retain historical links the owners have ensured that many works of Cooper adorn the cottage walls.
From its peaceful situ the house enjoys delightful aspects overlooking the open fields to the front and the bubbling Church Beck to the rear. Whilst the outside of the property offers areas of solitude and calm, it is inside where the real allure of this beautiful home can be found. In essence Gate House is a beautiful house that has been lovingly transformed into a dream home. The perfect place for romantics, families, friends and outdoor enthusiasts alike.
A grand entrance porch welcomes you into this spacious property, complete with seating, boot and coat storage, the porch has been designed with functionality in mind offering the perfect place to kick off wet weather gear. Upon opening the front door you are instantly struck by the opulence of this home, a myriad of bright, inviting rooms, all waiting to be discovered. Downstairs you are spoilt for choice by not one, but three comfortable living areas. Full of charm, character and the latest mod-cons they all encompass quirky personal adornments, wood burning stoves & an abundance of cosy seating ideal for curling up in.
There's a reading room with wood burner and views to the front garden, smaller sitting room, perfect for children with smart TV with Free Sat, Blu Ray DVD, PlayStation and wood burner. Then finally the spacious house sitting room with wood burner, smart TV with Free Sat & Blu Ray DVD.
The piece de resistance can be found in the spacious kitchen & dining area which occupies the rear of the house, again complete with the latest mod cons and personal touches. Well-appointed the kitchen benefits from Belfast sink, large range cooker, dishwasher, fridge/freezer, washing machine and tumble dryer. This area offers countryside views over the paved rear garden, up Church Beck and into the woodland beyond. There's also a small separate W.C available just inside the back door.
Climbing the Georgian staircase you will find four opulent and bright bedrooms all complete with beautiful en-suite shower and/or bathrooms. There are two grand king rooms to the front of the house, a comfortable twin room to the side and another spacious king room to the rear. All bedrooms enjoy smart TV's with Free Sat, beautiful furnishings and fantastic views. The en suite bathrooms have to be seen to be believed, lavishly decorated in keeping with the Georgian era. The two free standing tubs, we imagine, would be most inviting after a long day spent on the fells.

Due to the properties positioning both the front and rear garden enjoy the majority of the days sun. The front garden offering two small grassed areas, perfect for sitting out on a picnic blanket. The rear garden, lovingly paved with local slate and complete with wrought iron garden furniture, offering the perfect al fresco dining area with views over the Beck and the fields beyond. There is also an abundance of parking alongside the property and should you find yourself travelling with a couple of bikes or kayaks, good news - there's a secure storage area to the rear of the property.

We can offer free use of a 1 acre enclosed field in Coniston village, perfect for off the lead running, walking, training and playing. Use by arrangement only. Please contact the office for availability.

Please note that guests booking under and receiving the Low Occupancy Discount will have slightly reduced access to the living areas and limited access to the house's bedrooms, with 1 bedroom being allocated per 2 guests (including master bedroom). For example; 4 guests booking with low occupancy discount will have access to 2 bedrooms (including master) etc.
Well behaved pets are welcome (max 2) however please note that due to allergies that the property cannot accept cats.
Please note the property is attached to two smaller residential properties.
Please note that no stag or hen parties can be accepted at Gate House.
Due to the high quality of the property we require a security deposit of £300 per booking. Prior to your stay please ring us on 015394 41765 to arrange to pay this on credit or debit card. Upon your departure and no damage having occurred we will refund this deposit.
Coniston is an excellent centre for outdoor enthusiasts, with some superb climbing, walking, water sports, fishing and cycling to be had all year round.
For cycling enthusiasts there are some fantastic trails to be found in the area and the delights of Grizedale Forest are only a short ride away. For runners of all abilities the Lakeland Trail series visits Coniston yearly offering 5k, 10k, marathon and half marathon options. A favourite events amongst visitors and locals is the annual Coniston 14, 13.9 miles of scenic beauty as runners of all ages lap Coniston Water. For endurance athletes the Montane Lakeland 100 & Lakeland 50 events depart from Coniston each July and a whole host of water sports can be enjoyed down at the boating centre. Lastly for those who come to walk the area, no trip to Coniston would be complete without a climb up the Old Man of Coniston.
However for those who like to keep their feet firmly on the ground there's The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell and on the eastern shores of the lake lies Brantwood the Victorian home of philosopher John Ruskin, where regular events and art courses are held. Should you just wish to relax during your time here then the tremendous landscape of cascading waterfalls, streams, lakes and mountains should help you switch off from modern life. Delights such as Tarn Hows and Grizedale Forest are nearby and prove to be ever popular with visitors of all ages.
