The house has been recently rebuilt & renovated to an exceptionally high standard, with three generations of one family or three separate families in mind. The house is very stylish and offers copious accommodation. Capable of 12 guests in six luxurious en-suite bedrooms, Fairsnape is a sublime and exclusive retreat designed to be enjoyed by friends and families together.
Great care and attention to detail has been poured into the styling of this exceptional home, mixing the old with the new to create a striking Lake District country house. The house has been rebuilt around the original seventeenth century cottage, which now forms part of the entrance hall to the property and include hand cut beams, with some of the main beams originating from local sailing ships of the time. The hallway also features exposed stone work and an open fire.
The magnificent, light and airy sitting room benefits from a magnificent glass gable end, log fire, Smart TV and an array of luxurious, leather seating. This is the perfect place to come together and relax or simply soak up the sensational, seasonal views. Sliding glass doors allow the room to open out onto the huge wrap around slate terrace from which you can marvel at the astonishing views across Coniston Water.
The modern kitchen & dining room offer a unique space for get-togethers and celebrations. Beautifully appointed, the kitchen benefits from locally quarried slate work tops from the Old Man of Coniston itself, top of the range appliances including a huge gas range, double oven, two dishwashers, microwave oven, full size fridge & freezer and there's a Smart TV on the wall should you ever tire of the mesmerising views.
The impressive dining table, seating up to 14, takes pride of place in front of the fabulous, fully retractable glass sliding doors. Opening fully onto the slate terrace with its exceptional views, this is the perfect setting for wow factor dining experiences and evenings spent watching the boats floating on the lake.
Leading from kitchen, there is a spacious galleried inner-hall and four large and beautifully appointed en-suite guest bedrooms, equipped with luxury marble finished en-suite bath and/or shower rooms.
The bedrooms to the front of the house enjoy wonderful lake views whilst the bedrooms to the rear enjoy ever changing seasonal views through the garden.
Bedroom 1 - with king size bed, Smart TV, luxurious marble en-suite with bath and walk in rainfall shower. The room also benefits from sliding glass doors which open out onto a private terrace offering spectacular lake and garden views.

House Utility - with separate rear entrance & ample storage space for wet weather/outdoor gear. The room is equipped with high spec appliances including washing machine, dryer and extra freezer. There is also a guest W.C available just off the utility, again trimmed in locally quarried slate.
Stairs from the hall lead up to a light and airy galleried landing and two further en-suite guest bedrooms.

Bedroom 4 - with king size bed, Smart TV, luxurious marble en-suite with bath and walk in rainfall shower. This room enjoys views across the garden to the rear, where in spring a wondrous carpet of wild bluebells sprawls across the grounds.
Upstairs two further luxurious guest bedrooms can be found, both offering stunning views towards Coniston Water.
Bedroom 5 - The master bedroom with floor to ceiling glassed fronted gable end, super king sized bed, TV, luxurious en-suite marble bathroom with stand-alone bath, twin sinks & lake views. The room also benefits from glass sliding doors opening out onto a private balcony with incredible views of both the lake and down the Coniston valley.
Bedroom 6 - a dual aspect room overlooking the lake and garden with twin singles beds and luxurious en-suite marble shower room featuring impressive waterfall shower.
Away from the bedrooms a sleek, glazed footbridge leads out to the secret and magical rear garden and the outdoor shower and hot tub.

The house is surrounded by 4 1/2 acres of enclosed, terraced woodland gardens where seasonal shrubbery and established trees set the garden alight with colour. There is a plethora of winding paths and hidden spaces where children can act out their imaginary adventures and families and friends can gather to soak up the sun, get lost in a good book or simply immerse themselves in nature, all the while hidden away from the village below.
To the front of the house is vast glass fronted slate terrace wrapping way around the property. Complete with garden furniture this superb suntrap provides glorious lake vistas, which have to be seen to be believed.
To the rear of the house there is a delightfully secluded area, clad in bamboo, featuring a hot tub which seats 8, and offering wonderful lake views through the rhododendrons. At night, floodlights transform this enchanting area into a truly magical woodland space. There is also a unique heated outdoor shower attached to one of the many established trees and surrounded by bamboo cladding for privacy.
To the far side of the house, guests enjoy direct access to a secure bicycle storage and wash off area which stores 6 to 8 bikes and which handily leads into the house utility room. Road cyclists and mountain bikers are spoilt for choice here in the Coniston Valley. There are quiet country lanes, permitted cycle ways and heaps of bridleways offering fantastic views, not to mention Coniston's location just 4 miles from some of the UK's most infamous mountain passes, Wrynose and Hardknott.

All pets must be kept in the spacious utility room and are not permitted to enter the main house, due to the high quality of the property furnishings.
Due to the high quality of the property we require a security deposit of £1000 per booking. Prior to your stay please ring us on 015394 41765 to arrange to pay this on credit or debit card. Upon your departure and no damage having occurred we will refund this deposit.
Situated above the village, access to Fairsnape is via the myriad of original single-track narrow lanes that wind above the village - the view is most certainly worth the drive.
Whilst elevated, the amenities of Coniston village are just a 5 to 10 minute stroll down hill. Fairsnape also has footpaths onto the surrounding open fells which can be accessed within 5 minutes.
Due to the nature of the original steep narrow roads winding above the village, we advise guests to please drive with care, passing places are available. If arriving in the dark please take care as the banks leading up to Fairsnape have minimal street lighting.
Stone steps lead up from the driveway to the terrace. We would ask guests with mobility issues to consider this factor prior to booking, although there is a ramp from the driveway to the rear door.
Please ensure that both children and elderly are accompanied on the slate terrace and within the garden.
Please note that guests booking under and receiving the Low Occupancy Discount will have limited access to the house's bedrooms, with 1 bedroom being allocated per 2 guests (including master bedroom). For example; 6 guests booking with low occupancy discount will have access to 3 bedrooms (including master) etc.

Coniston is an excellent centre for outdoor enthusiasts, with some superb climbing, walking, water sports, fishing and cycling to be had all year round.
For cycling enthusiasts there are some fantastic trails to be found in the area and the delights of Grizedale Forest are only a short ride away. For runners of all abilities the Lakeland Trail series visits Coniston yearly offering 5k, 10k, marathon and half marathon options. A favourite events amongst visitors and locals is the annual Coniston 14, 13.9 miles of scenic beauty as runners of all ages lap Coniston Water. For endurance athletes the Montane Lakeland 100 & Lakeland 50 events depart from Coniston each July and a whole host of water sports can be enjoyed down at the boating centre. The 185km Fred Whitton cycling sportive departs from nearby Grasmere each year. Lastly for those who come to walk the area, no trip to Coniston would be complete without a climb up the Old Man of Coniston. This walk can be started from Fairsnape.
However for those who like to keep their feet firmly on the ground there's The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell and on the eastern shores of the lake lies Brantwood the Victorian home of philosopher John Ruskin, where regular events and art courses are held. Should you just wish to relax during your time here then the tremendous landscape of cascading waterfalls, streams, lakes and mountains should help you switch off from modern life. Delights such as Tarn Hows and Grizedale Forest are nearby and prove to be ever popular with visitors of all ages.
